Management of holiday complexes, apart-hotels and resort villages of closed type requires constant care of public facilities, i.e. implies support in a clean and serviceable condition not only in the summer season, but throughout the year.
The condition of common areas is of great importance, especially for holiday complexes aimed to place tourists on a short-term basis. Any owner or lessee would prefer to pay more for quality and conscientious maintenance of the building that he occupies.
The fee is calculated per square meter of the total area of property and paid once a year, usually at the beginning of the calendar year. In majority of complexes the amount varies from €8 to €12 per sq.m. In some more luxurious complexes it reaches €16 per sq.m.
The required amount is determined by the management company individually and depends on the specific management policy in each particular complex.
Usually, there are three main groups of services offered in complexes:

Include technical maintenance of building and infrastructure.

• Cleaning of public areas and adjoining premises
• Reconstruction and renovation of facades
• Landscaping and maintenance of outdoor facilities
• Irrigation systems and pool maintenance
• Security, reception and access control system
• Checking and preparing for the winter
• Recycling of garbage
NOTE: Abovementioned annual maintenance fee for common parts does not apply to repair and construction work, unforeseen expenses related to leasing and personal expenses related to defects in the property of the lessee. These works can be conducted for the property owner’s additional expense and made by the management company or third parties, depending on the personal preferences of the owner.
